From the Pump Room to the Panel, Under One Contract

With over 60 years experience, Safe QLD has been a main part of fire protection compliance throughout South East Queensland. With a complete in-house team of industry experts and technicians we design, install, certify and maintain your fire protection assets as required, whether that is a single sprinkler valve set or the full fire system package on a major building.

Fire Sprinkler Systems

Wet and dry sprinkler systems, valve sets, alarm valves and zone controls, installed and maintained to AS 2118 and serviced under AS 1851-2012. Pumped or un-pumped, we carry the equipment and the technicians.

Sprinkler systems

Fire Pumps & Water Storage

Electric and diesel fire pumpsets, jockey pumps, suction tanks and stored water supplies, run through their weekly, monthly and annual routines with flow and pressure results recorded every visit.

Pumps & water supply

Fire Detection Systems & Fire Panels

Fire indicator panels, addressable detection, aspirated smoke detection, occupant warning and EWIS, tested monthly, six-monthly, annually and five-yearly by QBCC licensed technicians.

Fire Detection Panels & EWIS

Engineering, Design & Installation

In-house design and engineering, drafting and planning, project management and QA, specialist installation and programming, then methodical commissioning and handover documentation.

Engineered projects

Hydrants & Hose Reels

Hydrant systems, booster assemblies, hose reels and layflat, flow and pressure tested to AS 1851-2012, with booster upgrades and pipework rectification where the supply will not perform.

Hydrants & hose reels

Fire Doors & Passive Fire

Fire and smoke doors, dampers and service penetrations inspected and rectified so compartmentation holds, keeping the passive half of the design in step with the active systems.

Fire doors & passive

Emergency & Exit Lighting

Our in-house specialist electrical contractors install, test and maintain emergency and exit lighting to AS 2293, including six-monthly discharge testing and full building upgrades.

Emergency lighting

Extinguishers & Portable Equipment

Extinguishers, blankets and ID signage to AS 2444, covered as part of a whole-of-building contract rather than a separate visit, supplied, tagged and serviced on the same attendance as your major systems.

Water-Based Systems

Sprinklers, Pumps and Water Supplies Are Our Core Work

Fire hydrant booster assembly with pressure gauges and test pressure signage, serviced by Safe QLD Fire Protection

Whether Pumped or Un-Pumped, We Have the Equipment and the Expertise

Sprinkler systems, hose reels, hydrants and water tanks are where a building's fire strategy either works or fails. Safe QLD services and installs the whole water-based package with a fleet of service and installation technicians, so the valve set, the booster, the pumpset and the storage are all held by one contractor with one set of records.

  • Sprinkler valve sets, alarm valves, zone controls and flow switch verification
  • Electric and diesel fire pumpsets, jockey pumps and pump room controls
  • Suction tanks, stored water supplies, level and low-level alarm testing
  • Hydrant and booster flow and pressure testing with recorded results
  • Hose reels, layflat, nozzles and block plan and signage rectification
  • Defect rectification, pipework repairs and system upgrades by our own crews

Where testing shows a supply will not deliver, we do not just write the defect and walk away. Our design and project teams scope the fix, price it properly and install it, whether that is a booster upgrade, a pump replacement or new main.

Fire Detection Systems, Panels and Aspirated Smoke Detection, Maintained 24/7

Safe QLD provides 24/7 compliance and maintenance of fire detection systems from the Gold Coast to the Sunshine Coast within a 2 hour response. Monthly, six-monthly, annual and five-yearly routines are carried out by QBCC licensed technicians who know the panels in front of them, not a generalist reading a checklist.

  • Fire indicator panels, addressable loops, sub-panels and networked systems
  • Aspirated smoke detection including ASD and VESDA in cold storage and high-value areas
  • Occupant warning, EWIS and emergency intercom testing
  • Securitron and Wagner Systems detection maintained alongside conventional panels
  • Panel upgrades, programming, cause and effect changes and fault finding
  • After-hours isolations and attendance so trading and clinical areas are not disrupted

Detection faults do not keep business hours, which is why the same technicians who maintain your system are the ones who answer the after-hours call.

Fire Panels, Detection and EWIS, Designed and Programmed In House

Addressable fire indicator panel with expansion modules, installed and programmed by Safe QLD

The Panel Is the Brain of the Building, and We Do Not Subcontract It

Fire indicator panels, addressable loops, occupant warning and EWIS are where a building's fire strategy is actually executed. Safe QLD designs, installs, programs, commissions and maintains the whole detection package, so the cause and effect that runs your sprinklers, dampers, lifts and air handling is written and proven by the same people who look after it.

  • Fire indicator panels and addressable loops, new installation and like-for-like replacement
  • Panel programming and cause-and-effect logic, written, tested and documented
  • EWIS and occupant warning systems, amplifiers, speakers and warden intercom points
  • ASD and VESDA aspirating detection, including Securitron and Wagner Systems platforms
  • Interfaces to sprinklers, dampers, lifts, air handling, door holders and monitoring
  • Monthly through five-yearly routines to AS 1851-2012 Section 6, with fault response 24/7

Panel Upgrades on Live Buildings

Obsolete panels replaced in stages with the building occupied, detection kept in service overnight and cause and effect re-proven before handback.

🌫️

ASD & VESDA

Aspirating detection for cold storage, server rooms, high bay warehousing and heritage spaces where point detectors are not reliable.

🔔

EWIS & Occupant Warning

Evacuation tones, speech, warden intercom and staged evacuation, tested and proven zone by zone.

📉

False Alarm Reduction

Repeat unwanted alarms investigated at the cause, detector siting, sensitivity and environment, not just reset and rebilled.

Major Periodic Work

Five-Yearly Surveys, Overhauls and System Upgrades

The five-yearly is the big one. Internal pipework inspections, full valve overhauls, pumpset performance testing against the design duty, hydrant and booster flow testing, and every gauge verified. It is the routine that finds the expensive problems, and the one most buildings are least prepared for. We scope it, price it properly and program it around your operation instead of dropping a surprise on your capital budget.

🔧

Sprinkler Five-Yearly

Internal pipework inspection, alarm valve overhaul, seatings, gaskets and gland packing renewed, stop valves repacked, every gauge verified against a test gauge.

⚙️

Pumpset Performance

Flow and pressure verified against the design duty point, diesel and electric drive testing, controller and auto-start proving, alarm and fault signalling confirmed.

🚰

Hydrant & Booster Overhaul

Landing valve overhaul, hydrostatic pressure testing of the pipework, fire brigade booster flow testing and full gauge verification across the system.

🏗️

Upgrades & Rectification

When the survey finds a system at end of life, our design and project teams scope, price and deliver the upgrade rather than handing you a defect list and walking off.

Who We Work For

Built for Buyers Who Carry Real Risk

Large buildings and portfolios need a contractor who can hold the whole scope, front up to a tender, and produce the records when someone asks. That is the work we are built for.

Facility & Asset Managers

One contract across every system, one maintenance calendar, and reporting you can put in front of an auditor without preparing anything first.

Builders & Project Managers

Design, drafting, installation, programming, commissioning and certification handled in house, then straight onto a maintenance agreement at handover.

Body Corporate & Strata

High rise sprinkler, hydrant, pump and detection systems maintained properly, with reporting a committee can actually read and table.

Multi-Site Portfolios

Hospitals, cold storage, education, self storage and industrial sites on one agreement, one schedule and one consolidated compliance position.

Engineered Projects

Six In-House Disciplines, One Accountable Contractor

Major works do not fail on the tools, they fail in the gaps between consultants, installers and certifiers. Safe QLD holds all six disciplines in house, so the design intent that leaves our drafting room is the same intent that gets commissioned, certified and handed over.

Design & Engineering

System design developed against the NCC, the relevant AS standards and the fire engineering brief, coordinated with fire engineers, hydraulic consultants and certifiers.

Drafting & Planning

Full drawing sets, hydraulic layouts, block plans and shop drawings, planned around structure, services coordination and the construction programme.

Project Management & QA

A single project manager, ITPs and hold points, site inspections, RFIs and progress reporting that a head contractor can actually build a programme around.

Specialist Installation

Sprinkler and hydrant pipework, pumpsets, detection, EWIS and panel programming installed by our own licensed installation crews, including staged and live-site works.

Methodical Commissioning

Wet and dry testing, cause and effect proving, interfacing to lifts, doors, dampers and mechanical, then witness testing with the certifier and the client.

Service & Maintenance

The building rolls straight into an AS 1851 maintenance program on handover, with the asset register already built from the as-installed documentation.

New Builds, Major Upgrades and Works on Live Buildings

Not every project can be done between eight and four on an empty site. A good deal of our installation work happens in operating hospitals, cold stores that cannot be defrosted, childcare centres, storage facilities and occupied high rise, where isolations, staging and back-out plans matter as much as the pipework.

  • New build fire system packages, from sprinkler and hydrant mains to detection and EWIS
  • Pump room and booster upgrades where flow testing shows the supply is short
  • Panel and detection replacements staged floor by floor to keep the building occupied
  • Fire system rectification following audits, defect notices and insurer reports
  • Special hazards and gaseous suppression, including marine engine bay systems
  • Night and weekend works, with isolations managed and reinstated the same shift

Sectors we already work in include hospitals and healthcare, cold storage and food distribution, childcare and education, self storage, marine, and strata and residential high rise.

Major Contracts

Built to Hold a Whole-of-Building Maintenance Contract

One contractor, every fire asset, one compliance record. Safe QLD takes on multi-building and multi-site AS 1851 maintenance across South East Queensland, from single high rise towers to portfolios spread from the Gold Coast to the Sunshine Coast.

🏢

Whole Asset Coverage

Sprinklers, pumps, tanks, hydrants, detection, EWIS, emergency lighting, passive fire and portable equipment on one schedule, so nothing sits in the gap between two contractors.

📅

Programmed, Not Reactive

Monthly, six-monthly, annual and five-yearly routines planned across the portfolio and booked around your operations, with five-yearly works flagged well before they land.

📊

Portfolio Reporting

Every asset, test result and open defect visible per building and across the portfolio, with your free client portal included in every maintenance contract.

What a Safe QLD Maintenance Contract Actually Includes

Facility managers and body corporates do not want a folder of paperwork, they want to know the building will pass and that defects are being closed out. Our contracts are written around both.

  • Full asset register built and maintained for every building in the contract
  • AS 1851-2012 routines for every system, with results recorded on site, not later
  • Defects raised with photos, priority and a clear quote before chargeable work starts
  • Annual occupier statement provisions and records kept audit-ready for the Queensland Fire Department and QBCC
  • Repairs, upgrades and design work handled by the same company, not subcontracted out
  • CM3 prequalified, so our WHS systems, insurances and SWMS are already independently assessed
