How often must fire systems in a commercial building be tested?
AS 1851-2012 sets the schedule for each system type. Fire detection and alarm systems require monthly functional checks, six-monthly inspections and annual full-system testing. Fire extinguishers and hose reels require six-monthly inspections, while hydrant systems with pumps need monthly, six-monthly and annual maintenance. Safe QLD builds a single maintenance program that covers every asset in your building on the correct frequency.
What records do I need to keep for my commercial fire systems?
Under AS 1851, all routine inspections and tests must be recorded in a logbook or digital maintenance record, including test dates, results, defects found and corrective actions. Failure to keep compliant records can lead to enforcement notices by QBCC or Fire Safety Officers. Safe QLD provides digital and hard-copy maintenance reports for full audit traceability.
Do office buildings need more than smoke detectors to be compliant?
Yes. A compliant fire detection system in Class 2 to 9 buildings often includes thermal detectors, manual call points, sounders and control panels working together, as per AS 1670.1. Smoke detectors alone are usually not sufficient. Safe QLD audits and upgrades legacy systems to ensure full compliance.
Can Safe QLD service every fire system in our building, or do we need multiple contractors?
One contract covers everything. We test the full range of commercial systems in accordance with AS 1851, including fire detection and alarm systems, VESDA, portable fire extinguishers, fire hose reels, hydrants, sprinkler systems, and emergency and exit lighting, with our own specialist electrical contractors in house.
