With over 60 years of combined experience, Safe QLD has been a main part of fire protection compliance throughout South East Queensland. With a complete in-house team of industry experts and technicians we are able to design, install, certify and maintain your fire protection assets as required. That means one contractor holds the sprinkler, pump, hydrant, detection and occupant warning scope from tender through to defects liability, and the same contractor is still there five years later servicing what it built.

Most fire packages fail on the seams, between the consultant's documentation and the installer, between the installer and the commissioning agent, between practical completion and the maintenance contractor. Safe QLD removes those seams. Our engineers, drafters, project managers, installation technicians and service crews sit under one roof at Capalaba, so a query raised on site on a Tuesday gets answered by the person who drew it, not by a subcontractor's subcontractor.

Design and construct, or construct only, both handled properly

Some projects arrive with a fully documented hydraulic and fire services package and need a contractor who can build it without drama. Others arrive as architectural drawings and a performance brief, and need someone to work the fire services design up from scratch. Safe QLD does both, and the deliverables are the same either way: coordinated drawings, a clear scope, and no assumptions left buried in a specification.

Where a project calls for an RPEQ signature, a fire engineered performance solution or certified hydraulic calculations, we coordinate directly with your consulting engineer, fire engineer and building certifier. Safe QLD builds, commissions and certifies its own installation work, we do not hold ourselves out as the RPEQ certifier of the design.

Detection, EWIS and panel programming by in-house specialists

Detection is where a fire package usually gets complicated, because it has to speak to every other system in the building. Our QBCC licensed technicians and in-house specialist electrical contractors install, program and commission the panel, the field devices and every interface hanging off them.

How a Safe QLD project runs, tender to handover

A structured delivery sequence that keeps your program, your certifier and your client in the loop at every stage, whether the job is a greenfield build or a live upgrade in an occupied building.

Tender & Scope Review

We review the architectural, hydraulic and fire services documentation, interrogate the specification, flag gaps and assumptions in writing, and price a scope you can actually hold us to. No provisional sums hiding a design problem.

Design Development

Our engineers develop the system design against the NCC/BCA and the relevant Australian Standards, coordinate with your consultant and fire engineer, and resolve the performance requirements before anything is fabricated.

Shop Drawings & Approvals

CAD drafting produces coordinated shop drawings for approval by the consultant and certifier, with clash resolution against mechanical, electrical and structural services. Long lead items such as pumpsets and tanks are procured off approved drawings.

Site Establishment & Staging

Project managers set the installation program, ITPs, hold points and access requirements. On occupied sites we agree isolations, permits, interim protection measures and out of hours windows before a tool comes out of the truck.

Installation & Programming

Licensed crews install pipework, pumpsets, tanks, detection, EWIS and associated electrical works to the approved drawings, with progressive QA sign-off, photographic records and Aspect certification issued as the works proceed.

Commissioning & Witness Testing

Full function commissioning of every system and interface, flow and pressure verification, cause and effect proving, and formal witness testing attended by your certifier, consultant and client representatives.

Certification & Handover

Form 12 certification of the completed installation, as-built drawings, block plans, device and panel schedules, commissioning records and operation and maintenance manuals, issued as one handover pack rather than dribbled out after PC.

Defects & Maintenance

Through defects liability we respond under the same 24/7 arrangement as our contract clients, then the building transitions onto a tailored AS 1851-2012 maintenance program with its asset register already populated.

Practical completion should not hinge on paperwork. Safe QLD compiles the commissioning records, as-builts and certification pack as the works progress, not in a panic the week before handover. Where the line sits. Safe QLD is a QBCC licensed fire protection contractor with an in-house design and engineering team. We design, install, commission, certify our own installation work and maintain it. We are not the building certifier and we do not present ourselves as RPEQ certifiers. On projects that require RPEQ endorsement or a fire engineered performance solution, we work alongside your engineer or consultant and supply the drawings, calculations input and commissioning evidence they need to sign.

Very few of our major works happen on an empty site. Hospital wards keep admitting patients, cold storage keeps running at temperature, self storage keeps letting tenants through the roller doors and apartment residents keep coming home. Engineering, design & installation FAQs

Can Safe QLD design and install a complete fire system package, or only install to someone else's drawings?
Both. Safe QLD holds design and engineering, drafting and planning in-house, so we can develop a full fire services package from architectural drawings, or take a hydraulic consultant's documentation and deliver it as a construct-only package. On design and construct work we produce the shop drawings, install, program, commission and certify the systems we deliver. On construct-only work we build to the issued documentation and raise any conflict with the consultant in writing before it becomes a variation on site.
Is Safe QLD an RPEQ certifier?
No. Safe QLD is a QBCC licensed fire protection contractor, Licence No. 1143420, with an in-house design and engineering team. Where a project needs an RPEQ signature, a fire engineered performance solution or a certified hydraulic calculation, we coordinate with your consulting engineer, fire engineer or building certifier and provide the drawings, data and commissioning evidence they need. We certify our own installation work through the QBCC Form 15 and Form 12 aspect certification a Queensland building certifier requires from the installing contractor, along with the commissioning and witness test records behind it.
Can you stage the works so an occupied building keeps trading?
Yes. Most of our major works are on live sites such as hospital wards, cold storage facilities, self storage centres and occupied apartment buildings. We stage the installation by zone or level, isolate and reinstate detection and suppression under permit, use night and weekend shifts where required, and keep interim fire protection measures in place so the building stays occupiable throughout. Completed zones are commissioned and handed over progressively rather than waiting for the whole project to finish.
What certification paperwork do we get at handover?
For the systems we install and commission, Safe QLD provides QBCC Form 15 design and Form 12 aspect certification covering the installed work, along with full commissioning and witness test records, as-built drawings, block plans, panel and device schedules and operation and maintenance manuals. We also coordinate with your certifier and design consultant on Form 15 and Form 12 documentation, and hand over an AS 1851-2012 asset register already populated with the baseline data for the maintenance regime.
Do you take on the maintenance contract after handover?
In most cases, yes, and it is the reason many clients engage us in the first place. The completed building transitions straight onto a tailored AS 1851-2012 program covering monthly, six-monthly, annual and five-yearly routines, run by the same company that commissioned the system. Through defects liability that means one phone number for both warranty issues and routine servicing, with no argument about whether a fault is an installation defect or a maintenance item.
What size and type of projects do you take on?
Safe QLD delivers everything from a tenancy fitout sprinkler extension through to full fire services packages on new builds and multi-stage upgrades of existing buildings. Our project experience spans hospitals and healthcare, cold storage and food distribution, childcare and education, self storage, marine and marina facilities, and strata and residential towers across South East Queensland.
